Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I placed the order with a knowledgeable sales rep who took the order on the phone. I gave the order, it shipped two days later, and it was received four days later. It was shipped in the best possible way. The unit was on its on skid and the whole assembly on a secondary skid all wrapped in plastic. I replaced my old Modine heater, with a new Modine heater and it works great. The old one, the only thing that went wrong with it, was one of the fan blades broke in half . The old one , didn't owe me nothing, I had it in my shop for 38 years.

Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. This Burnham is very quiet. No power vent. I use an old school dial thermostat and set it at 67. When I get my heating bill... more
