Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. I recently purchased the MXZ-2C20NAHZ along with the 12K and 9K floor mounted indoor units. I also purchased two Mitsubishi line sets, wall brackets, disconnect switch and drain tubing.
