I have two of these units. The first one I bought was for my Business to handle Domestic Hot-water (via Heat exchange and snow melt operations) Units has been up and running for 2 years with short run cycles from 7-15 Mins.... (not a good thing) but it has held up like a champ. we use 160f water for our low temp dishwasher. Then a heat another Heat exchanger for the Snow melt system. Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise.
