Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise. I bought this unit to improve the air quality in my pet room that contains a 600 gallon aquarium and 200 more gallons in the sump bringing the total volume up to 800 gallons. Needless to say humidity was a problem in this 14' x 14' room. My room has a split ducted a/c unit set to 84 degrees and did have a dehumidifier.
